Farshchian Law, P.A. is a boutique legal practice focused on real estate law, title/closing services, and probate throughout the State of Florida. Founding attorney Jennie G. Farshchian, a seasoned real estate attorney and savvy real estate investor, is also the owner of Marina Title, which offers comprehensive title and closing services (including title searches, title insurance, and online notarization).
Our legal team represents buyers and sellers, domestic individuals, and foreign nationals on all aspects of residential and commercial real estate transactions, including closings and title insurance, buyer and seller representation, and deed/title transfers. In addition, we have extensive experience guiding executors and estate administrators through probate proceedings, including formal administration, summary administration, and disposition without administration.

Jennie G. Farshchian, Esq.
As the owner of Farshchian Law, P.A and Marina Title, Jennie G. Farshchian has over 10 years of experience representing buyers, sellers, investors, developers, and lenders in residential and commercial closing and title transactions. Jennie also works closing with Florida Realtors to guide them through the often complex closing process. She specializes in drafting, reviewing and negotiating purchase contracts, deeds and other real estate-related documents. Over the years, she has also successfully resolved thousands of title issues in various transactions.
Along with her role at Marina Title, Jennie also operates a law firm, Farshchian Law, PA., that focuses on residential real estate and commercial transactions. She has represented sellers, buyers, investors, and lenders in various real estate matters. In addition, she frequently represents and counsels small- to midsized businesses, individuals and foreign investors in matters pertaining to contract preparation and negotiation, FIRPTA, 1031 Exchanges, land trusts, and unities of title.
Jennie grew up in Englewood Cliffs, New Jersey and moved to Florida in 2001. She received her Bachelor of Arts Degree in English, cum laude, from Florida International University. After college, Jennie attended Nova Southeastern University, Shepard Broad Law Center where she graduated summa cum laude (with highest praise) in the top 1% of her class.
Jennie is very knowledgeable of the Florida real estate market, and also actively invests in Florida and Alabama real estate. For several years now, Jennie has participated in several pro bono cases representing the rights of foster children. In her free time, she
Dale Morton
Florida-born and raised, Dale spent nearly four decades in Pinellas County before relocating to Hillsborough County. While obtaining her Forensic Science degree, her career path led her into the title industry through Nationwide Title Clearing, where she gained valuable experience from the lender’s perspective. This foundation provided a comprehensive understanding of the industry and positioned her for continued growth.
Dale later joined an attorney-owned title company, where she developed extensive, end-to-end knowledge of the title process, including ATIDS reports through policy issuance, as well as legal matters such as probates, quiet title actions, and bankruptcy. Working in a high-volume, investor-focused environment allowed her to sharpen her skills and deepen her expertise across all facets of the transaction.
Building on this experience, she transitioned to Farshchian Law P.A. and Marina Title LLC, where she continues to apply her industry knowledge, work ethic, and commitment to excellence.
Luz Milagros Arroyo
Luz is a seasoned real estate professional with over a decade of experience navigating the ins-and-outs of Florida’s title and closing world. At Farshchian Law and Marina Title, Luz brings her deep industry knowledge, attention to detail, and client-first mindset to every transaction she handles.
Her background includes working with residential and commercial closings, short sales, refinances, and investor-driven deals—making her a go-to resource for even the most complex files. Daniela Arteaga
Daniela is a Legal Assistant at Farshchian Law and Marina Title, where she supports the team across probate and real estate matters. Whether it’s assisting with document preparation, coordinating with the probate court, or answering client questions, she stays involved in every part of the process. With a background in political science and plans to attend law school, she’s gaining hands-on experience while continuing to grow in the legal field.
Daniela is known for being dependable, resourceful, and quick to figure things out when problems come up. She is especially interested in how the legal system impacts real people and takes pride in helping make that system a little easier to navigate. Outside the office, she loves to travel and makes time to explore new places whenever she can.
Dianelys Garcia

With years of experience supporting attorneys and legal teams, she understands the pace, precision, and discretion the job demands. Dianelys is known for her calm under pressure, strong organizational skills, and ability to keep operations running smoothly behind the scenes.

She attended Miami Dade Community College where she obtained her certification in paralegal and office administration.
